Otkritie Financial Corporation Bank will become the owner of the Legion I business center (57,000 sq. M.) On ul. Bolshaya Ordynka in the center of Moscow. Otkrytie submitted a bid for the sale of property of Legion Development, the website of the Unified Federal Register of Bankruptcy Information says . That auction was declared invalid, but the competitive manager of the Legion of Development will offer to conclude a contract of sale to the only applicant for the office, that is, Otkritie FC. The business center will get him at an initial price of 9.9 billion rubles.

“FC Otkritie plans to use Legion I for its own needs,” said three consultants who worked with the bank and the business center itself. The representative of the bank confirmed this information: “In October - November 2018, the bank expects to complete all the formal procedures related to the conclusion and payment of the contract, as well as the registration of the transfer of ownership of real estate. It is planned to locate the office of Otkritie Bank in this office complex.

To move to Legion I, the bank must release it from tenants. One of them, Region Group, apparently has already agreed to move. In July, people close to different sides of the deal said that the group could move to Dubrovka, in the Dominion Tower, the only office project of the famous British architect Zaha Hadid in Moscow.

Now, Otkritie FC, which since the end of 2017 has come under the control of the Central Bank, is renting one of the towers of the Vivaldi Plaza business center from the former owner, Otkrytie Holding. The bank stopped paying rent for space in Vivaldi Plaza, RBC reported . According to the base of the Moscow Arbitration Court, the Otkritie Holding Holding structure filed several lawsuits against Otkritie FC, demanding repayment of its rental debts.

Otkrytie Holding also believes that the price of Legion I was significantly underestimated when selling. According to the holding, the business center is worth 22.5 billion rubles. Colliers International partner Stanislav Bibik estimates the office complex at 12-15 billion rubles.

Otkrytie Holding also recalls that the balance sheet of CJSC Legion Development contained promissory notes in the amount of 7.4 billion rubles. and shares of the insurance company "Rosgosstrakh" at 2.6 billion rubles. “It is noteworthy that the auction was held in Rostov-on-Don, although the building is located in Moscow,” concludes Otkrytie Holding.
